Zaritalk Ads: The Most Reliable Way to Target Real-Estate Asset Holders

notion image

Prologue

Zaritalk is a rental management platform used by both landlords and tenants in Korea. It helps 600,000 landlords keep their rental books in order, and supports 4.2 million tenants in running smarter monthly-rent lives.
What started as a tool for issuing rent invoices has grown into an all-in-one real-estate service: card payments for monthly rent, rent tax refunds, home search, short-term rentals — the full stack.
Zaritalk is also the only platform in Korea that has actually pulled off landlord targeting, opening up a new marketing channel for reaching high-income individuals and asset holders. To dig into the playbook, we sat down with Park Byung-jong, CEO of Zaritalk.

The reality landlords face — and where Zaritalk fits in

Q1. What is Zaritalk?
CEO Park Byung-jong: When people hear "landlord," they picture someone collecting rent and heading off to play golf. The reality is different.
It looks like "money just shows up," but in practice landlords are out there chasing late rent, handling tenant disputes, filing taxes — there's always something to deal with every month. Zaritalk was built to clean all of that up.
Landlords use Zaritalk to manage rental income systematically; tenants get their monthly invoice and can pay rent by credit card.

Paying rent by credit card, and getting a refund

Q2. Paying monthly rent on a credit card is a pretty radical move.
CEO Park: Rent is often more than 20% of income, and yet for years there was no way to put it on credit. From the tenant's side, being able to use a card in a pinch when cash is tight is huge — so we built rent-by-card. No need for a separate negotiation with the landlord: the tenant pays Zaritalk by card, and the landlord receives cash. Rent payments by card aren't just a payment method; they become a cash-flow management tool.
We also auto-notify tenants about the rent tax refund and walk them through it. We're surfacing a benefit tenants usually miss — and they actually get money back.

A community of 600,000 landlords

Q3. How does the Zaritalk landlord community get used?
CEO Park: Places where landlords can swap notes are surprisingly rare — which is probably why the Zaritalk community runs hot. Late rent, tax issues, repair costs — people post real problems, get real answers, and sometimes resolve things on the spot. Whenever housing policy changes, it turns into a live debate.
For advertisers, that's the moment of opportunity. When a landlord is actively looking for information, that's when a brand message lands most naturally.

The only landlord-targeted advertising in Korea

Q4. How did the Zaritalk ad platform get started?
CEO Park: Zaritalk didn't start out as an ad-monetization play. But through the rental management process, we naturally built up a serious data asset on each landlord's property holdings, housing type, and asset scale — and we got convinced:
"There is no other platform in Korea that can target landlords with real data instead of estimates. Only Zaritalk can."
Landlords had always been a group advertisers could only approximate. Zaritalk can now reach them accurately, based on actual data.
That unlocks attractive opportunities for property sale ads and financial services, but also for luxury and premium brands targeting high-income individuals and asset holders.

Case study: Socar

Q5. Any success stories from landlord-targeted advertising?
CEO Park: The Socar campaign is a great one. Socar's goal back then was securing parking spots — places where customers could pick up and return vehicles. To make Socar more convenient close to home, they needed access to idle parking at studio apartments and serviced apartments tucked into neighborhoods. The problem: brute-forcing this through field sales was painfully inefficient.
Even with 10 sales reps, locking in 20–30 contracts a month would have been a stretch. They'd have to visit each building, go through the tenants, and eventually reach the actual decision-maker — the landlord. Way too many steps.
That's when Socar chose Zaritalk. Through Zaritalk's ad platform, they delivered "you can monetize your idle parking" directly to landlords. The efficiency was incomparable to the old way.
"In a two-month campaign, we generated over 1,000 leads and closed more than 200 contracts."
The campaign proved exactly what makes Zaritalk's landlord targeting valuable.

Targeting single-person tenant households

Q6. Is tenant-side targeting possible too?
CEO Park: Yes, definitely.
More than half of Zaritalk's tenant members are single-person households living on their own. They use Zaritalk not just to check rent invoices but also when they're house-hunting — specifically to read real-resident reviews.
We all check reviews before ordering jajangmyeon now. And yet plenty of people end up signing a lease they'll live in for a year or more based purely on what an agent said — and then regret it. On Zaritalk, you see reviews from verified residents, which makes a huge difference.
We also recently launched short-term rentals — stays from one week to three months — connecting tenants to landlords safely, somewhere in the Airbnb territory. We keep expanding tenant-side services.
From an advertising standpoint, 4.2M tenant members are a high-value target for single-household ads — studio-friendly furniture, compact appliances, meal-kit subscriptions, that kind of thing. Going forward, we plan to layer in segmentation by region and rent tier, which gives a strong signal of income level too.

Ads where users and advertisers both win

Q7. What matters most as Zaritalk builds an ad business?
CEO Park: We don't see ads as just a revenue lever. For Zaritalk users, ads should be useful information that improves daily life, not noise. For advertisers, what matters is connecting accurately to audiences they can't easily reach on other channels — and driving real outcomes.
The essence of Zaritalk's ad business is creating a win-win between users and advertisers, and the core of that win-win is precise data and targeting technology.

Zaritalk data + AdControl tech

Q8. How did AdControl come into the picture?
CEO Park: A connection introduced me to AdControl, and I made the call to adopt it almost on the spot. I'd been aware for a long time that we needed targeting ad infrastructure, but I also knew building it ourselves wouldn't make ROI sense. AdControl was exactly the solution.
What mattered to us was this: plug Zaritalk's unique data into an ad-tech stack already built by experts, and launch the ad business fast and light.
A lot of platforms tell themselves "we'll do advertising someday" while they keep polishing the core product. But genuinely investing in ad tech is hard.
Thanks to AdControl, Zaritalk turned targeted-ad monetization from a "someday" plan into something we could execute now.

Epilogue: ads that only Zaritalk can deliver

Zaritalk started in the niche of rental management and is now opening a path for advertisers to reach audiences that were nearly impossible to target before. With actual data on 600K landlords and 4.2M tenants — unique to Zaritalk in Korea — it makes precision targeting possible where other channels can't.
For landlords, it's a stable management tool. For tenants, an essential daily-life service. And now, for advertisers, it's the only place to meet certain audiences — from asset-holding landlords to single-person tenant households — with real-data-driven targeting.
